The proposal from Progressive Companies and Michigan Growth Advisors calls for the six acres of vacant property that was formerly home to Charley’s Crab restaurant be redeveloped into a 1.2 million-square-foot mixed use development.
At the southwest corner of Fulton Street West and Market Avenue Southwest, three high-rise towers would sit above retail and restaurant space. A 420,000-square-foot office tower would house 1,600 full-time workers. Next door, two towers sharing one base – one tower dedicated to 595 residential units, the other a hotel with 130 rooms and six condo units. The podiums of the towers would contain over 2,500 parking spaces.
On the ground level, the towers would be surrounded by natural, public amenities including a promenade with Grand River access and connections to new trails developed with the amphitheater project.
The price tag for the project is an estimated $738 million in private investments. The design group will be asking for public assistance through the Transformational Brownfield Redevelopment Plan Incentive, a state-backed plan that provides incentive-based reimbursement to large redevelopment projects.
If approved, the project could break ground in the fall of 2025.
