Developers propose condos near park in NE Grand Rapids

17 units were removed from the original plan based on neighbors’ concerns over density

Brandon Visser, founder of Visser Building Group, and Nate Coffman, owner of Coffman Property Management, both based in Plainfield Township, have teamed up to form Brave Development LLC. The duo is looking to build Hidden Bluff, 77 condominiums and two single-family homes at 1644 Ball Avenue Northeast.

“We purchased the property a year and a half or so ago and it’s about a ten-acre parcel with a single-family home up.”

Coffman says the property has sat vacant for some time.

“What we have proposed is to parcel off the house and keep that and maintain that as a single-family as it’s a very well-taken-care-of-, good house, and then with the remainder of the property, which is almost 9 acres or so, we have some townhouses proposed; a mix between two- and three-bedroom units.”

Due to a meeting with nearby residents back in September, Coffman says they removed 17 units out of their original plan based on neighbors’ concerns over density. He also says that, when it comes to cost, they are targeting that missing middle housing need that Grand Rapids is looking for.

“You know, and it’s tough to hit that mark with a new single-family or other type of construction, and that’s the main reason we’re doing townhouse condos; so we can get some of these starting prices at low thirteen hundreds for people in that income group to afford.”

Brave will propose their project at a public hearing at Grand Rapids City Hall on December 12th at 1 p.m.
