Properties in the 600, 800 and 900 blocks of Godfrey Avenue Southwest as well as the 600 block of Chestnut Street Southwest are currently vacant but will be redeveloped into a $146 million mixed-use project known as Factory Yards.
The 13.4-acre contaminated industrial site in Grand Rapids was once the home of a furniture manufacturer built in the 1890’s, with railroad tracks running through adjacent parcels until 2022. The $1 million EGLE Brownfield Redevelopment Grant will pay for environmental cleanup and rehabilitation of three industrial buildings on the site.
Phase I of the Factory Yards project includes at least 200 housing units, 100 full-time and 100 part-time jobs, and over 31,000 square feet of commercial space. Once all phases are complete, the redevelopment will add up to 450 residential units and 100,000 square feet of commercial space.
At least 10 percent of all rental units will be held for tenants making less than 60% of the area median income, with another 10% of each type of rental unit reserved for those making less than 80% of AMI.
Phase I is expected to be finished in the summer of 2028.
