“It’s a first-ever building style that we are investing in.”
Sarah Hotchkiss is the Habitat for Humanity of Kent County’s Director of Development and Communications. She says for phase three of its Pleasant Hills project, the housing nonprofit proposes to demolish one of their construction warehouses in the 500 block of New Avenue Southwest that it no longer needs to build a five-story, 45,000-square-foot building with 27 two- and three-bedroom units.
“We’re looking at how we can leverage our land differently, Dave. The first phase is using some land that we purchased a couple years ago. The second phase is also utilizing land that we currently own.”
For phase three, 16 of those 27 units would be marketed to buyers earning up to 80-percent of the area median income, while 11 would be held for buyers earning up to 120-percent of the AMI.
“This is a first-ever multifamily unit. We’re going up five stories, so that is really unique to us, all being for the home ownership, so you typically see these types of buildings for market rate and for rentals, so we’re really bringing a new product here to the city.”
Construction on phases one and two is expected to begin this spring, with phase three expected to begin sometime in 2026.
